NOTICE OF FORECLOSURE RESALE

THE STATE OF TEXAS
COUNTY OF ORANGE
THIS NOTICE OF FORECLOSURE IS GIVEN pursuant to Tex. Tax Code Chapter 34, and Tex. R. Civ. P. 21a. by virtue of an Order of Resale issued on April 7, 2026, pursuant to the Judgment rendered on November 12, 2024 by the 260th Judicial District Court in Orange County, Texas, in Cause No. 230303-C styled JOHNSON & STARR, AS AGENT AND ATTORNEY IN FACT FOR TAX LIEN LOAN SPV, LLC vs. RONNEY D. BORNETTE AND MARGARITA BORNETTE, ET AL, on May 1, 2026, I levied, against all legal interest and/or right of all defendants subject to said Judgment, upon the following described tracts or parcels of land:

Tax Account No(s).: 000027-025402; and
Legal Description: All that certain lot, tract or parcel of land and being all of that certain tract in Orange County, Texas, and being in the Claiborne West League, Abstract No. 27, and being a part of that certain 5.53 acre tract (known as Tract No. 7) and the one acre tract (Tract No. 7) as described in the Partition Deed from Joe C. Harmon and wife, Vallie Harmon, deed dated July 9, 1965 and being more particularly described as follows, to-wit:
COMMENCING at the intersection of the East right-of-way line of Tulane Road with the Southerly right-of-way line of Harmon Road, also being the most Westerly corner of the 5.53 acre tract (Tract No. 6), a three-fourths inch iron pin with a plastic cap stamped “JAK-1750” set, June 12, 1998, for corner;
THENCE North 62 degrees 38 minutes 00 seconds East along and with the Southerly right-of-way line of the said Harmon Road, same being the Northwesterly line of the said, 5.53 acre tract (Tract No. 6) at 199.18 feet to the POINT OF BEGINNIG of the tract herein described, a three-fourths inch iron pin with a plastic cap stamped “JAK-1750” set June 12, 1998, for corner;
THENCE continuing North 62 degrees 38 minutes 00 seconds East along and with the Southerly right-of-way line of the said Harmon Road, same being the Northwesterly line of the said 5.53 acre tract (Tract No. 6) at 188.69 feet to the North corner of the tract herein described, a three-fourths inch iron pin with a plastic cap stamped “JAK-1750” set June 12, 1998, for corner;
THENCE South 37 degrees 29 minutes 00 seconds East, 449.63 feet, to the Northerly line of the said 5.53 acre tract a three-fourths inch iron pin with a plastic cap stamped “JAK-1750” set June 12, 1998, for corner;
THENCE South 61 degrees 35 minutes 00 seconds West, along and with the Northerly line of the said 5.53 acre tract (Tract No. 6), at 155.01 feet pass that certain one-acre tract I (Tract No. 7) as described in the said Partition Deed, and at a total distance of 188.41 feet I to the Southerly corner of the said tract herein described, a three-fourths inch iron pin with a plastic cap stamped “JAK-1750” set June 12, 1998, for corner;
THENCE North 37 degrees 29 minutes 00 seconds West 188.00 feet, pass the Northwesterly line of the said one-acre tract, same being the most Northerly Southeast line of the said 5.53 acre tract, and at a total distance of 453.14 feet to the POINT OF BEGINNING of the tract herein described, and
CONTAINING 1.928 acres of land, more or less.
The above described property was previously bid off to Johnson & Starr, as Agent and Attorney in Fact for Tax Lien Loan SPV, LLC on May 6, 2025, at a tax foreclosure sale pursuant to Tex. Tax Code Sec. 34.01(b) & (j). On August 4, 2026, being the first Tuesday of said month, between the hours of 10:00 am and 4:00 pm, at the back door of the Courthouse, Orange, Texas, I will offer for sale and sell at public auction, for cash, all the right, title, and interest in and to said tracts or parcels of land held by the grantee(s) in Document No. 555439, recorded in the Official Public Records of Orange County, Texas, as provided for by Tex. Tax Code Secs. 34.05(b)-(e), to satisfy the delinquent tax liens referenced in said Judgment that encumber said tracts or parcels of land, pursuant to and in accord with Tex. Tax Code Secs. 34.05(b)-(e). The sale shall begin no earlier than 10:00 a.m. and no later than three hours thereafter. The sale shall be completed by three hours after it commences or 4:00 p.m., whichever occurs first. I hereby verify, certify and declare under penalty of perjury that I delivered a true and correct copy of this Notice of Foreclosure Resale by Certified Mail and First-Class Mail through the United States Postal Service, return receipt requested, to each of the defendant named in said Judgment.
